Our dedicated team negotiates offers diligently until a mutual agreement is reached. We ensure that tenants are thoroughly referenced by an external agency, with the option for landlords to purchase rental insurance for added peace of mind.
Our services extend to drafting all pre-tenancy paperwork, including meticulous tenancy agreements that protect both tenants and landlords. We also manage the arrangement of the tenant's initial tenancy payment, which includes one month's rent in advance and a five-week deposit.
Additionally, we take care of the essential Inventory & Check-In process, with the check-in cost payable by the landlord. We strictly adhere to the April 2007 Legislation by registering and holding the deposit, unless the landlord prefers to register directly, in which case funds are transferred upon receipt of the registration certificate.
Lastly, we arrange for tenants to complete a standing order mandate, ensuring that rental payments are made directly to the landlord after the initial rental payment. While we facilitate this seamless rental process, it's important to note that landlords retain the responsibility of managing the property directly, granting them the freedom to oversee their investment as they see fit.

In the unfortunate event of payment cessation by a tenant, we act swiftly and in close collaboration with the landlord and relevant insurances to facilitate the eviction process, so that the landlord may regain possession of their property efficiently and in compliance with legal requirements.
Our comprehensive property management extends to providing day-to-day support, including prompt attention to maintenance issues. We make use of any applicable landlord policies and insurances whenever possible, ensuring cost-effective solutions.
Quarterly inspections, encompassing essential tasks such as smoke and CO2 alarm testing, are conducted to maintain the safety and compliance of the property. We also oversee the arrangement of renewal safety certificates, ensuring ongoing adherence to current legislation.
For added convenience, we handle the deduction of costs from a landlord float account, unless alternative payment arrangements have been established. Additionally, within our full management service, we take responsibility for the renewal agreements and service of notices on behalf of the landlord, providing a seamless and all-encompassing property management experience.
